Material selection affects cost, appearance, maintenance and compatibility with adjacent work. The right choice depends on the building design and intended use, so avoid deciding from a brand label, sample or price in isolation.

Start with the performance need

For each item, identify where it will be used and what matters there: durability, exposure, finish, cleanability, acoustics or another project requirement. Ask the architect or engineer to set the relevant specification and confirm that the proposed product is suitable for it.

Compare equivalent options

Review products against the same criteria, including grade, dimensions, finish, test or certification information where relevant, installation method and warranty terms. Check what is included in the quoted price, such as delivery, accessories, wastage and labour. A lower price is not a like-for-like comparison if the specification differs.

Check compatibility and availability

Consider how the item connects with adjoining finishes, waterproofing, hardware, services or structural details. Confirm current availability and lead time before locking the sequence. Keep an approved sample or product reference and record any substitution request for review.

Approve before procurement

Document the selected make and model where applicable, technical details, colour or finish, quantity basis and approval date. If an alternative is proposed, compare it against the original specification and obtain approval from the responsible professional and client before ordering.

Good material decisions are made with the full assembly in mind. A coordinated specification gives the supplier, contractor and project team a common reference from purchase through installation.
